Whether you are a residential landlord or tenant, we can advise on property disputes concerning:

  • Obligations and responsibilities
  • Property management
  • Rent and rent arrears
  • Service charges
  • Termination, forfeiture, and possession

We can help with:

  • Negotiation: Negotiation often happens at the door of the court. The same principles can, however, be applied at the start of any dispute. We will discuss the strengths and weaknesses of your position and the likely costs to help you achieve the best possible resolution.
  • Discussions ‘without prejudice’: Getting everyone around the table often creates a greater understanding, which can lead to compromise and, ultimately, resolution. Of course, we do this on a ‘without prejudice’ basis to keep your options open.
  • Mediation: Mediation involves engaging a professional mediator. For cases on the small claims track (valued under £10,000) this will form a part of the court proceedings. You’ll be in one room – the other side in another. The mediator will work between the two to try to find common ground and a resolution.
  • Arbitration: Your tenancy agreement may include an arbitration clause. This presents an alternative to court proceedings.
  • Litigation: If the alternatives don’t achieve resolution, we’ll go to court to protect your position. We will do this effectively, efficiently, and promptly – taking a strategic approach to your litigation.
